Roof Cleaning & Moss Removal in Rancho Cordova, CA
Soft washed, never pressure washed. Moss, lichen and algae removed. Gutters included.. from $349.
Roof Cleaning & Moss Removal across greater Sacramento
Roofs are soft washed, never pressure washed. High pressure lifts tiles, strips granules from composition shingles and voids manufacturer warranties. We use low-pressure soft washing to kill moss, lichen and algae at the root, remove black streaking and restore the roof's appearance — and gutters are cleaned as part of every roof wash.
from $349 — the quoted price is the price paid.
Why high pressure damages roofs
A pressure washer set at 3,000 PSI will strip the protective granules off composition shingles, lift and crack concrete and clay tiles, and force water under the roofing material. Most shingle manufacturers explicitly state that pressure washing voids the warranty.
Soft washing uses low pressure — 500 PSI or lower — with a cleaning solution that kills the organic growth at the root. The roof is cleaned without any mechanical damage to the shingles or tiles.
Moss, lichen and black streaking
The black streaks on roofs are not dirt — they are Gloeocapsa magma, a type of algae that feeds on the limestone filler in composition shingles. Moss and lichen are more aggressive: their root systems physically lift and crack shingles and tiles as they grow.
Organic growth holds moisture against the roof surface, which shortens the roof's life by keeping it constantly damp. Removing it extends the life of the roof and restores its appearance.
Tile, composition shingle and flat roofs
We soft wash all common Sacramento roof types: concrete and clay tile, composition (asphalt) shingle, and flat (torch-down or TPO) roofs. The method is the same — low pressure and a cleaning solution — but the solution strength and dwell time are adjusted for the material.
Flat roofs often hold water in low spots, which grows algae fastest. We clean the surface and clear the drains so water does not pond.
Gutters and solar in the same visit
Every roof wash includes the gutters at no extra charge. Because we are already on the roof with access set up, clearing the gutters is a natural part of the job.
Solar panels are usually cleaned in the same visit while access is already set up, which keeps the cost down. If you need both, book them together.
North-facing slopes under mature canopy
North-facing roof slopes that sit under mature tree canopy get the least sun and stay damp the longest — and that is where moss grows fastest in Sacramento. Homes in East Sac, Land Park and along the American River Parkway are particularly prone. A soft wash removes the moss and the root system so it does not return immediately.
